Don't sell if you don't have to.

#2. If you are facing foreclosure, don't wait until the last minute to put your property on the market.

#3. Be prepared for the worst... the market may continue to fall this winter. I don't think we have hit bottom yet.

#4. If you are considering buying... work with a team that will help you locate the best deals.

#5. When selling your home... little touch-ups such as paint or staging can make all the difference.

#6. Understand your home's competition and price points.

#7. Use a professional. Find an agent whos business is YOU.

#8. Be patient. The average DOM (days on market) have grown.

#9. If you have to do a short sale... find a specialist: A.J. Allen is someone who works with Short Sales on a daily basis. He can be reached at 941-3345. Or, you can email him at AJ@ajallenhomes.com

#10. Creativity is key. In a changing market, it will definitely help to work with someone who thinks outside of the box.

The recent drop in the stock market along with the removal of the FHA Down Payment Assistance program has had an effect on everyone. While our market in Boise is much stronger than many other areas of the country, we need to make sure we pull the trigger when the time is right.

You can email us at nickv@c211stplace.com or aj@ajallenhomes.com for more information on how we can assist you in selling your property today.

Revised Foreclosure List Now Posted!

We have updated our foreclosure list for both Ada County (boise foreclosures) and Canyon County (nampa foreclosures).

Boise Foreclosures on the Rise... We want to be able to provide our clients with the most information possible and adding these neighborhoods will be a great benefit to our company."

-------

Sell My Idaho Property also noted that they have just opened an office in the US Virgin Islands. Kiplinger.com released its annual report and here is what they had to say:

"Our approach this year to picking the ten best cities in which to live and work was simple: Look for places with strong economies and abundant jobs, then demand reasonable living costs and plenty of fun things to do. When we ran the numbers, some of the names that popped up made us do a double take at first. So we hit the road to meet movers, shakers and regular folks, experience the ambience and take in the sights.

We discovered that our numbers guru, Kevin Stolarick, hadn't steered us wrong. Stolarick, research director at the Martin Prosperity Institute, a think tank that studies economic prosperity, says: "Our formula highlights cities not just with strong past performance, but also with all the ingredients for future success." One key to a bright future is a healthy shot of people in the creative class. People in creative fields -- scientists, engineers, architects, educators, writers, artists and entertainers -- are catalysts of vitality and livability in a city.

The cities that made our list also represent larger surrounding areas. And because we understand that city living isn't for everyone, we've highlighted some great suburbs, too.

Pack a bag and join us on a tour of the Best Cities for 2008 and prepare for some surprises.

No. 1: Houston

No. 2: Raleigh

No. 3: Omaha

No. 4: Boise

No. 5: Colorado Springs

No. 6: Austin

No. 7: Fayettville

No. 8: Sacramento

No. 9: Des Moines

No. 10: Provo"

This article can be found at http://kiplinger.com/magazine/archives/2008/07/2008-best-cities-to-live-work-play.html.

Market Report: Investors are hungry

Boise investors are hungry to buy great deals. Marked as one of the countries "hot spots" by Forbes magazine, investors are scouring the Boise area for real estate deals. "Investors are hungry, but many of the properties for sale on the market are currently overpriced" says local Century 21 consultant Nick Vanassche. Many of the bank owned properties for sale are undercutting other properties on the market: causing a decline in home values. This is tough when many buyers are being picky and willing to wait for the right deal to come along.

Many outside investors are still looking to invest in the Boise area. "One of the biggest obstacles is finding the deals before they hit the market: if they have hit the market it is too late" says William Green, a local business development officer specializing in investor financing.

Partnership with local We Buy Houses acquisitions team announced!

Thursday May 22, 2008

Sell My Idaho Property.com announced today partnerships with a local acquisitions team to help them buy investment properties.
